How It Works

Sell your home in three steps

Start with your home, your plans and a conversation with Jesse and Erica.

Three steps, one personal conversation

01. Tell us about your home

Share your address, the condition of the house and the timing you have in mind. Let us know what’s going on: repairs you can’t get to, an inherited house full of belongings, a rental with a difficult tenant, or a deadline you’re up against.

You can start online or call Jesse at 860.990.4509. You’ll talk to us, not a call center.

02. Talk through your offer

We’ll set up a time to walk through the house together. It’s one visit, and it helps you. When we can see the inside, we can price the house for what it actually needs. When we can’t, we have to plan for the worst, and that means a lower number.

After the walkthrough, we’ll explain our offer and how we got there. Ask us anything about the price, the timing or the terms.

03. Choose your next chapter

If our offer works for you, we’ll pick a closing date that fits your life. We can close as soon as the title search is done, or we can wait while you sort out what you need to. We’ve closed in a matter of days, and we’ve worked with one seller for two years.

The written agreement spells out every detail of the sale. You’re welcome to have your attorney review it before you sign.

One walkthrough. One offer. No surprises.

When you call around about selling a house as-is, the first number you hear is not always the number you end up with.

Here’s a pattern we see often. A buyer makes a high offer to win the contract. The agreement includes a long inspection period, sometimes 60 days. During that time, the buyer finds reasons to lower the price. By the time closing comes around, the seller is weeks into the process, has made plans around the sale, and feels stuck accepting less than they were promised.

We don’t work that way.

We walk through once. If you can let us inside, one walkthrough is all we need. No second visits, no inspection crews, no “can we see it one more time.”

We make one offer. Our offer has no inspection contingency. We’ve already seen the house, so there’s nothing to “discover” later.

That number is the number. Once we agree on a price, that’s where the deal stays. If you don’t want our offer, that’s okay. But we won’t come back weeks later asking you to take less.

As Jesse puts it: “My offer is my offer. Once I make a handshake, that’s where our deal is.”

Questions to ask any buyer before you sign

Whoever you sell to, these questions will tell you a lot:

  • Does the offer include an inspection period? How long is it?
  • Can the price change after I sign? Under what conditions?
  • Are you paying cash, or does your purchase depend on a loan?
  • Will I be working with you directly, or will my contract be passed to someone else?
  • Have you seen the inside of the house?

We’re happy to answer every one of them about our own offer.

How we come up with our number

There’s no secret formula. Here’s what goes into it:

  1. What similar homes nearby have sold for. We look at recent sales close to your house.
  2. What the house needs. Roof, electrical, kitchen, cleanout, whatever it takes to bring it back. Jesse is on our job sites every day, so he knows what the work really costs.
  3. A fair margin for us. We’re a business, and we have to make the project worth doing. We’ll be upfront about that.

Single-family homes, multifamily buildings and rentals are valued a little differently. We’ll walk you through how it applies to your house.

When we’re not the right buyer

Sometimes we’re not your best option, and we’ll tell you.

If your house is in good shape and ready for the market, you’ll likely get more by listing it. We’ll say so. If someone else can pay you more, we’ll say that too. And sometimes what you need isn’t a buyer at all, just some honest advice about your options. That’s fine with us.

If we can’t make it work, we’ll tell you straight.

What you don’t have to do

  • Make repairs. We buy houses as-is, including ones with work that isn’t up to code.
  • Clean it out. We’ve cleared houses, barns and yards full of belongings. Take what matters to you and leave the rest.
  • Deal with the tenant. We buy rentals with tenants in place, including tenants who have stopped paying. Once we own it, the tenant situation is ours.
  • Wait on a bank. We buy with cash, so there’s no loan approval holding up your sale.

What helps us get started

Your address, a description of the house and your preferred timing are a good place to begin. If there’s something about the home or your situation that you want us to understand, include it in your message.

You don’t need to fix anything or gather documents before you reach out. Just start the conversation.

A little more clarity

Do I need to make repairs?

No. We buy houses as-is. Tell us what you know about the condition, and we’ll see the rest on the walkthrough.

Why does the walkthrough matter?

It gets you a better number. Without seeing the inside, we have to assume the worst. With one visit, we can price the house for what it really needs.

Can the price change after I sign?

No. Our offer has no inspection contingency. Once we agree on a price, that’s the price.

How soon could I sell?

As soon as the title search is done, or on whatever timeline you need. Tell us what works for you.

What if another buyer offers more?

Ask them the questions above, and compare what you’ll actually walk away with. If their offer is better for you, we’ll understand. One family chose our offer over a higher one because they trusted we would follow through.

What if my house would sell for more on the market?

Then we’ll tell you. If listing it is the better move, we’d rather you hear it from us.
