Sell Your Connecticut House From Out of State
When the house is here and you’re not
Maybe you moved away years ago and kept the house. Maybe you inherited a house in Connecticut while living somewhere else. Maybe a tenant lives there and things have stopped going well.
Managing a house from hundreds of miles away is hard. Every repair, every bill and every problem with a tenant has to be handled by phone, or by a long trip back. We’re Jesse and Erica, and we buy Connecticut houses from owners who live out of state. Most of it can be done without you ever coming back.
A real story: an owner who moved away
An owner in her 80s had lived in Connecticut for years before moving out of state. She decided to sell the house she left behind.
It didn’t go the way she planned:
- A contract she didn’t understand. She ended up with an electronic contract with a large cash-buying company that she didn’t realize she had signed. When she told them she didn’t want to sell to them, a lien kept her from selling to anyone else for about a year and a half.
- A tenant who stopped paying. In the meantime, someone she knew was living in the house with no lease. They stopped paying rent, stopped mowing the lawn and stopped reporting problems.
- Bills from far away. Even when rent had been coming in, it hadn’t covered her costs. From out of state, the house started heading toward foreclosure.
She called us after seeing one of our signs. We didn’t push. Over about two years, we talked by phone, answered her questions and waited while the lien was cleared. When the tenant still wouldn’t move out, she told us, “Just buy the thing, and you deal with the problems.”
So we did. The tenant situation became ours, including the eviction. She no longer has to manage it, pay for it or travel back for it. You can read the full story here.
How selling from out of state works with us
Start with a phone call. Tell us about the house, what you know about its condition and what’s going on there now.
We do the walkthrough. You don’t need to fly in. If someone you trust is local, they can let us in. If a tenant won’t cooperate, we can sometimes make an offer without a full walkthrough. We’ll be upfront that this usually means a more careful number.
You get one offer. No inspection contingency, so the number won’t drop later.
Closing can happen without you here. Many sellers sign their closing papers remotely. Your attorney or the closing office can tell you what works in your case.
Leave what’s inside. Furniture and belongings can stay. See selling a house as-is with belongings.
Protect yourself from far away
Owners who live out of state are easy targets for pressure. A few things we’ve learned:
Read every contract before you sign it, especially electronic ones. If you’re not sure what a document commits you to, ask an attorney before you sign, not after.
Take your time. A buyer who rushes you over the phone is a warning sign. A good buyer will wait for you to feel sure.
Ask how the offer can change. Ask every buyer if their offer has an inspection period, how long it is and what could lower the price.
Ask who they are. Look for a local buyer you can actually meet, with houses you can drive by and see.
Questions we often hear
Do I have to come back to Connecticut to sell?
Usually not. We can handle most of it by phone, and we’ll walk you through each step.
Can you buy the house with a tenant living there?
Yes. We buy houses with tenants in place, including tenants who have stopped paying or won’t leave. Once we own it, the tenant situation is ours.
What if the house has been empty for a long time?
That’s fine. Tell us what you know, and we’ll take a look and price it as it is.
What if I’ve already signed something with another buyer?
Talk to an attorney about what you signed. Once you know where you stand, we’re happy to talk with you, and we’re willing to be patient.
